Important Rental Property Application Information
YOU MUST VIEW A PROPERTY IN PERSON BEFORE YOU CAN APPLY FOR IT
If you are not able to personally visit the property to see it, we recommend having a trusted family member, friend or coworker tour the home and video it for you.
Once you have viewed a property, if you would like to apply for it:
- All applications are completed online. We will send you an email with a link to the online application.
- There is an application fee of $50 per applicant. You can pay it online with a debit or credit card as you complete the online application or you can pay it in our office. APPLICATION FEES ARE NON-REFUNDABLE.
- Everyone who will be living in the property who is 18 years or older must complete an application and pay the application fee. We must have a separate email address for each applicant - our system will not allow us to send multiple applications to the same email address.
WE WILL NOT PROCESS YOUR APPLICATION UNTIL WE HAVE ALL OF THE REQUIRED INFORMATION. A COMPLETE APPLICATION MUST INCLUDE:
- Completed online applications for EVERYONE over the age of 18 who will be living in the property.
- If you are currently, or have recently been renting, your application must include contact information for your current or past landlord.
- A $50.00 application fee paid for each applicant. APPLICATION FEES ARE NON-REFUNDABLE.
- Copies of driver’s licenses or other government issued ID cards for all applicants. Please take a clear, color photo of your ID and you can upload it with your application as you are completing it online.
- Proof of income for primary applicants.
- For military members, we just need a copy of a recent LES.
- For others, we need RECENT pay stubs showing at least a full month’s income. If you get paid bi-weekly, we need at least 2 pay stubs and if you get paid weekly, we need at least 4 RECENT pay stubs.
- If you are relocating to this area, we must have proof of what your income will be AFTER you relocate here. If you have not yet started a new job here, we will need a letter of commitment from your new employer on their letterhead showing your start date and what your salary will be.
- If you receive child support but you have enough income to qualify for the property without it, we will not require proof of child support, however, if you need the child support income in order to qualify for the rent payment, we must have written proof, not just a bank statement showing deposits.
- If child support is court mandated, we need a copy of your award letter.
- If child support is part of a divorce or separation agreement, we need a copy of that portion of the separation agreement or divorce decree.
- If some or all of your income is from Disability, Social Security or Retirement, we will need a copy of your award letter.
- Copies of any required additional paperwork can be uploaded with your application when you fill the application out online or you can drop it off at our office.
WE NOW REQUIRE COMPLETED PET APPLICATIONS for all applicants whether you have pets or not.
There is no charge for this if you do not have pets or if you have a service or emotional support animal. If you do have pets, there is a fee of $20 for the first pet and $15 for each additional pet at the time of application and as a yearly renewal. You will find a link to the site when you fill out the application.
We approve or deny applications based on a combination of factors. If you are weak in one area, we may still be able to approve you if you are strong in other areas.
The Factors We Consider When Reviewing Applications Include:
- The credit reports of all primary applicants. While we do not have a minimum required credit score, credit reports are DEFINITELY A SIGNIFICANT factor that we consider.
- Your debt to income ratio. The total of the proposed monthly rent and all of your other recurring bills should not be more than 40% of your gross income however, if your application is weak in other areas, it will need to be significantly less than that.
- Rental references from recent landlords stating whether or not you paid your rent on time and whether or not you properly cared for the property.
- Criminal background records on all proposed occupants over the age of 18. Having a criminal record will not automatically disqualify you from renting a property but serious convictions in the past few years probably will.
- Eviction history – whether or not you have had any evictions filed against you. Recent evictions will almost certainly cause an application to be denied.
- The results of your pet application.

IF YOUR APPLICATION IS APPROVED:
All primary tenants must completely sign the lease and the security deposit must be paid in full within 24 hours of receiving the lease. If this is not done, the property may be rented to other applicants. Security deposits must be paid by money order or cashier’s check – we do not accept personal checks or cash.
